positives: 5 bedrooms, 4 full bathrooms perfect for an investor portfolio, a family w/live in caregiver, or as a multi-gen family home.

this two-story home in queens creek was built in 2005, had a great layout and 3,083 sq. ft. of livable space.

challenges: the home had been a rental property and the tenants, unfortunately, had required a forcible eviction.

rent had not been paid for over a year and the interior had suffered damage and disrepair during that time period.

a handyman performed minor repairs within the sellers limited budget and the home was professionally cleaned prior to staging and photographs.

real estate staging is never predictable nor boring. you never know how your creative services will get put to the test.

case in point: the a/c had unexpectedly gone out sometime between the minor repair work and when i arrived with my props which meant the property was cleaned, staged and photographed at a toasty 94 f inside before the blower could be repaired and the listing could go to market.

the tenant items left behind, including drug paraphernalia, were disposed of and the home was empty for staging purposes. as the home had a larger footprint, i intentionally chose to bring in a few strategic pieces of furniture to add some immediate interest while working together with the additional staging props to tell a cohesive story to engage home buyers.

for a home this size with a large number of bedrooms and bathrooms, it was inevitable that a family would become the future inhabitants. as such, i leaned toward appealing to that home buyer with my design choices.
